The Booth Street campus, acquired by Canada Lands in 2015, is located between Orangeville, Rochester and Norman streets in Ottawa, Ontario. The 6.5-acre (2.5-hectare) property occupies an entire city block 15 minutes southwest of Parliament Hill. The property has good pedestrian and cycling connections and is close to transit and a highway. The property is fully developed with seven vacant buildings that range in height from two-to-four-storeys with a now-closed surface parking lot.

Canada Lands recognizes the importance of heritage commemoration and preservation where possible in all its developments. Five of the seven campus buildings have received heritage designation from the Federal Heritage Buildings Review Office (FHBRO) and appear on the City of Ottawa’s Heritage Reference List. The rationale for these designations is the buildings’ relevance to the development of Canada’s mining and energy industries.

Following a robust public engagement process, Canada Lands presented an official plan, secondary plan and zoning by-law to the City, which was unanimously approved in 2019. The City recognized Canada Lands for its thoughtful approach to public consultation. The development concept envisions a vibrant mixed-use community hub that carries forward the site’s historic significance and prioritizes walkability and sustainability.

Seven non-heritage designated buildings will also be preserved, as they were perceived as important landmarks by the community. The remediation program for these buildings and land, as well as deconstruction of the buildings that will not be retained, is underway and is scheduled for completion in November 2020. In tandem, Canada Lands is finalising a plan for the Norman Rochester Park, located on the campus.

The timing of the sale of the property remains to be determined as the impacts of COVID-19 on the real estate market are being monitored.
